OVERALL PROPERTY DESCRIPTION

These properties include groves located in three distinct locations throughout Northern Hendry County plus an industrial lot located within the LaBelle, FL city limits. The twelve farmland tracts offered present a great investment opportunity for farmers, developers and investors alike. The portfolio consists of a mix of mature citrus, pasture and transitional farmland as well as commercial and residential building lots. The Valencia crop for 2015-2016 season is included in the sale and will belong to the Buyer(s).

PROPERTY DESCRIPTIONS

FLATWOOD GROVES: TRACTS 1-7
There are 516 gross acres at the Flatwoods Groves that includes a total of 408 acres of mature oranges consisting of 66 acres of Hamlins, 32 acres of Parson Browns, 36 acres of Pineapples and 275 acres of Valencias. The Flatwoods property is located in the Gerber Groves subdivision, which is a 6,400 acre water control district that was developed in the early 1960s. Historically, the Gerber Groves subdivision was predominately planted to citrus, however in recent years there have been a significant number of acres converted to row crop farmland. The cost to operate and maintain irrigation and drainage infrastructure, including canals, pump stations, culverts, water retention areas and roadways are paid on a pro-rata basis by the landowners in the district on a per-acre basis.

BARFIELD GROVES: TRACT 8
This property has an easy to access road network, a 40×60 ft pole barn, an excellent irrigation and drainage system consisting of well maintained canals and ditches, 11 permitted wells with 5 irrigation pumps, and 3 throwout pumps in place. The current water permit provides for 215 million gallons annually. There is also a surface water management permit in place that includes mining of steel and limerock from the reservoir. The pasture has excellent soils and is readily convertible into productive row crop farm ground that could qualify for organic certification.

RIVER ROAD GROVES: TRACTS 9-12
The River Road Grove consists of 264 gross acres with 157 planted tree acres (47 acres of Hamlins and 110 acres of Valencias). The property also includes 58 cleared acres, a 12 acre reservoir, and a 4 acre homesite. Water is available to this property via two sources: an easement delivering water from the C43 Canal and four permitted wells. The current water permit provides for 91 million gallons annually. If the River Road Grove is sold to a single buyer, the permit and easement will be transferred in their current state. If the property is sold in multiple tracts, the Seller will request the permits and easement to be transferred and modified and a shared usage and maintenance agreement will be entered into for the benefit of all buyers.
