Bidding Procedure
The Property will be offered in a virtual online auction format in 3 individual tracts using the “Buyer’s Choice” method of sale, whereas the high bidder can purchase any individual tract or combination of tracts for their high bid. Should the high bidder not select all available tracts, the remaining tracts will be offered with another round of bidding. This process will repeat until all parcels have been chosen by a high bidder. Bidding and livestream viewing will be available at www.MurrayWiseAssociates.com. Bidding will be on a dollars per acre basis.
The final sale price for all tracts will be determined by multiplying the high bid by the estimated taxable acres.
REGISTRATION
All bidders are required to register at www.MurrayWiseAssociates.com on or before Noon CDT on Monday, February 20, 2023. Once the online registration form is filled out it will be automatically sent to Murray Wise Associates for approval to allow bidding. Auction company may request a letter of recommendation from prospective bidder’s financial institution stating funds are available for the 10% deposit and that bidder has the financial capacity for final purchase.

The entire property to be offered at the Auction consists of approximately 235± acres of quality Vermilion County farmland. Conveniently located just 15 miles Northeast of Rantoul off IL State Highway 49 and consisting of three tracts described as follows:
Tract 1:
77.0 ± Acres consisting of Bryce silty clay and Mokena silt loam. Located at the corner of IL State Route 49 and East 3700 North Road. The weighted average PI is approximately 120.
Tract 2:
80.0 ± Acres consisting of Bryce silty clay and Mona silt loam. The weighted average PI is approximately 120.
Tract 3:
78.0 ± Acres consisting of Swygert silty clay loam and Bryce silty clay. The weighted average PI is approximately 119.
